Delhi has something against 1 bhks

I've been living in Delhi for almost 3 years now, and I have a good grasp of the areas in South Delhi. I've been trying to look for a nice, ventilated 1 bhk near the yellow line so I can commute to Gurgaon for my office, but I never seem to find anything that remotely meets basic requirements.

Most flats I've seen (through brokers and facebook) are dingy, small, don't have windows and still sit at around 22-25k. This time I've prepared myself to pay up to 28k per month for a nice space, but I'm not finding even one?

Trying to avoid IGNOU, Khirki and Chattarpur. Had anyone else had any luck finding a barsati/one bhk on any floor in a nice area?
