Should I buy or run (first time homebuyer)

Hello! First time posting here and potential first time home buyer. My husband and I are looking for buy our first home. We really don’t make all that much combined so finding a house we can even remotely afford is extremely difficult. We found a house that passed inspection with flying colors (although the inspector often works with the realtor so idk if that is a red flag or not), at this point I’m trying to figure out if I can reasonably afford it. I did the math and the housing payments (including PMI, escrow, insurance, etc) it would be about 40% of my net monthly income. The housing payments don’t include utilities, groceries, etc of course. I’m not sure how much I would have left over or if this would be considered house poor. My current renting situation is very financially manageable but there’s a lot of factors which make us want to GTFO out here as soon as possible and the housing market is bleak at best. I do have a raise coming up soon, not that it will be much and do have some hope in affordability due to my savings. At this time all that’s left is signing the purchase and sale, and I’m trying to get all the insight I can get before then.
