Tenants rights

I tried researching NC tenants rights but I figured I'll ask reddit.

I rent a house from progress but will be moving out soon. They require carpet to be professional cleaned, house professionally clean, walls free from damage or I need to repaint them, and outside of the home pressure washed.

It seems excessive and that it will eat up most of my deposit doing so. The house is clean along with the carpets. It's a new construction and carpets are spotless even after 2 years.

I read an article stating you do not have to have the carpets cleaned even if the lease specially states it but I'm not sure if that applies to NC.

Suggestions on how to maximize my deposit but satisfy progress residential?
